A relevant building is used to describe a building that may fall under the ‘leaseholder protection’ section of the Act and is 11m or 5 storeys with at least 2 residential units.
A higher-risk building is one where Part 4 duties under the Building Safety Act (safety case, resident engagement etc.) apply and is 18m or 7 storeys with at least 2 residential units.
The Building Safety Regulator has been conducting a series of webinars to clarify what is meant by “reasonable steps” and compliance with the Building Safety Act. You can access a free BSR webinar online at https://www.youtube.com/watch?v=CEg739xwYsA.
Andrew Saunders, the BSR policy lead on safety case reports, discusses “reasonable steps” and explains the ‘as soon as reasonable practicable’ statement around 29 minutes into the webinar.
